Conservation Easements

View the Future (VtF) partners with Yachats, Oregon area landowners to establish conservation easements. Managing five conservation easements and owning one donated property, the organization champions environmental sustainability and combats climate change through dedicated preservation efforts.

What is a Conservation Easement?

A conservation easement is a permanent legal agreement that restricts certain land uses to protect its natural, cultural, or wildlife values. It may allow public access for activities like trails and remains binding across ownership changes. A third party, such as a land trust, monitors compliance.

Benefits and Flexibility

Landowners have significant flexibility in setting conservation easement terms, which can include:

  • Allowing one house site or pedestrian trail while restricting other developments.

  • Preserving specific natural features, like wetlands, old-growth trees, or riparian zones.

  • Balancing residential development with natural preservation.

  • Allowing selective logging while prohibiting clear-cutting.

The Kittel Conservation Easement

The Kittel easement protects 27.34 acres of conifer forest, abundant wildlife, and promotes the development of old growth. It safeguards the Amanda Creek riparian area, offering educational and recreational opportunities while preserving the land's natural beauty. 

The Sand Conservation Easement

This 3.5 acre property is a scenic, historic, educational, and horticultural resource featuring a public trail and supporting botanical, wildlife, and conservation values. It was developed by Jim Gerdeman, a botanist and Professor Emeritus from the University of Illinois, and his wife Janice, a retired teacher, into a unique botanical garden near Yachats.

The Bryan Conservation Easement

The 3.59 acres along the historic 804 Trail, which protect the viewshed of the Reynolds neighborhood.

The Barton Trail Easement

A trail and bridge which connect the Starrcreek Trail to the Ya'Xaik Trail.

The Statler Conservation Easement

7 acre easement protecting neighboring forestland and parts of the Yachats watershed by preventing a third party from building a road.
